The first time a home seller list the home it’s cridical the maket value is in line, the first time a home comes on the market is when you will get the most traffice through the home. Sometimes it makes sense to hire an independent home stagger. Or if you prefer to do it yourself, you can watch several of the home selling shows on cable, I think the station is HGTV. You will get a better idea of what you need to do, to get home ready to sell.
Also another valuable tip – make sure your home smells good too. They say a fresh baked batch of cookies or an apple pie, are both good inviting smells you could use to enhance the home buyer experience.

Price is generally the key reason why a property is not selling. it pains me to see Realtors taking over-priced listings that don’t have a chance of selling until the price is lowered.
In selling a home today there is a lot of competition. I believe the asking price is “key.” A home owner needs to realize that the market has come down. What you could have sold for a couple of years ago is not the case today. Have a Realtor pull most recent comps (houses that sold within the last 6 months) and then give their best sales price. As a home seller be reasonable and remember that even though you spent $70,000 on that gorgeous pool and $20,000 in granite for the entire kitchen, if the neighborhood comps out as $200,000 and you want to sell for $290,000 because of all the upgrades…it’s not happening. You spent money on the upgrades because you chose to live this way. Always keep in mind that you can NEVER get more than a neighborhood calls for. In order to sell, show the house in its best possible light, clean the toilets, remove all nick-nacks, turn on all lights when you know a potential buyer is viewing. If possible get some good smelling plug in, but not over-bearing!!
I agree pricing the home right is key. However, by following the tips above, I have found can help sell your home in a shorter amount of time with less concessions on list price. Before I ever list a house, I walk through every room with my Sellers and compose a list of Things to Do. Decluttering the home seems to get the most bang for the buck. Also, making all repairs that are seen while walking through the house. If potential Buyers see repairs as they walk through the house that were not attended to, they are thinking what major items that we can’t see have not be taken care of and maintained.
